The Osborne Apartments, completed in 1885, is one of the earliest and most significant apartment buildings in New York City. It is located across the street from Carnegie Hall in an area that is currently enjoying a residential renaissance.

The goal of the Master Plan is to help the building assert its position as one of the most important historic residential buildings in New York City, to increase the value of its apartments and to improve the quality of life for its residents. The Plan provides a logical framework for improvements consistent with the building's design and its tradition of innovation . The Osborne Master Plan includes a thorough assessment of the building, its assets and its needs. The Plan's recommendations address all interior public spaces (lobby, mail room, monumental stairs, hallways, basement) and the building's exterior (ground floor entry, facade, roof addition and improvements).

The Master Plan is being implemented in phases. The replacement of all plumbing risers in the east half of the building is under way, a complex project which entailed meticulous documentation of existing finishes in all affected apartments and a detailed set of construction documents to contain costs.

In the west half of the building, improvements to the common hallways and the restoration of the monumental staircases are currently being implemented in a pilot project.
